Where the numbers come from
Four bands of NSW postcodes, each with a typical commission rate, the range agents commonly quote, and the marketing spend on top, modelled from published ranges. The full table, the marketing fee, what the commission buys and the methodology are in the NSW Commission Report. The FIND:HOME side is fixed:
$99 today, then $1,990 at settlement, only if it sells through FIND:HOME. Registry documents are charged at cost plus a handling fee. Your solicitor's fee is separate.
Based on 1.85% commission on Sydney's median dwelling value of $1,292,157 (Cotality Home Value Index, April 2026). Sydney commission commonly ranges 1.8% to 2.5%; regional NSW commonly 2.5% to 3.5%. Marketing costs are separate.
