What NSW sellers pay, by region

Commission in NSW is negotiated, not regulated, and it varies with the region more than with the agency. In inner Sydney and the eastern suburbs the typical rate sits around 1.85%; in regional NSW it is commonly 2.9% or more, because the sale prices are lower and an agent's time is not. On a $1,292,157 home, which is Sydney's median dwelling value (Cotality Home Value Index, April 2026), the typical inner Sydney commission comes to $23,905 before marketing.

The marketing fee, which most people forget

Commission is what the agent earns. Marketing is what the seller pays for photography, the portal listing, the signboard, the copywriting and the print, and it is usually invoiced whether or not the home sells. In Sydney it commonly runs $4,000 to $12,000; premium campaigns in the eastern suburbs run higher. Ask for the marketing schedule as a separate line before signing an agency agreement.

What the commission buys

A good agent brings an existing database of buyers, negotiates on your behalf, runs the open homes and, where it suits the property, the auction. They read the market for the pricing conversation, and they carry the process when the sale gets awkward. For many sellers that is worth the fee, and the fee is negotiable, especially on higher-value homes and in a rising market.

What the commission does not buy is the contract, the prescribed documents or the conveyancing: those come from a solicitor or conveyancer and are paid for separately, agent or no agent.

Methodology

Version 1 of this report is modelled from published commission ranges, not from primary data. We are collecting primary data through our calculator. When we have enough NSW quotes to be meaningful, this page will be rebuilt from them and we will say how many.

Bands are assigned by postcode. Band-level median sale prices are not yet available, so the table shows each band's typical commission on a round $1,000,000 sale and on the Sydney median dwelling value.
