From November 2026
The price is on every FIND:HOME listing
The price is on the listing. No "offers over", no guessing, no wasted Saturdays.
From November 2026, NSW law requires agents to show a price or a price range on every advertisement for a home. FIND:HOME has shown one on every listing since the day it launched, because a buyer who knows the price turns up ready.
A range can run no more than 10 per cent above its lowest figure, so $1.4m to $1.5m works and $1.2m to $1.6m does not.
The price can never sit below a written offer you turned down just for being too low, or below the highest bid at an auction where the home was passed in.
Change your mind on the price and the listing changes within a business day. Buyers who have saved your home are told.
From February 2027 agents will also publish a Statement of Information with the comparable sales behind the price. FIND:HOME's Comparable Sales Assistant will give sellers the same working, as soon as the sales data licence is in place.
Questions
Does this rule apply to me if I sell without an agent?+
The duties in the Property and Stock Agents Act sit on licensed agents. A private seller is not an agent, and FIND:HOME is not one. FIND:HOME listings follow the same standard anyway, because from November every buyer in NSW will expect a price on every listing, and because it is the fair way to sell. Misleading conduct under the Australian Consumer Law applies to everyone, agent or not, so a price you have already refused is not one to advertise.
What if I want to say "offers over"?+
You cannot, on FIND:HOME. One figure, or a range no more than 10 per cent wide. Buyers read "offers over" as the number the seller will not take, and they stay away or arrive annoyed. If you want a floor, make it the bottom of your range.
Can I change the price later?+
Yes, from the listing's Details. The listing updates straight away and everyone who has enquired is emailed the new figure. If you turned down a written offer only because it was too low, or an auction passed in, record it on the manage page: the lowest figure you advertise can never sit below it.
Will FIND:HOME publish a Statement of Information?+
From February 2027 agents will publish one with the comparable sales behind their price. FIND:HOME's Comparable Sales Assistant will give sellers the same working, with the sales near them to choose from, as soon as the sales data licence is in place.

$99 today, then $1,990 at settlement, only if it sells through FIND:HOME.
