1. Before you advertise

  • Your contract of sale, with the prescribed documents attached, exists before you advertise anywhere: a portal, a Facebook group, a sign on the fence.

  • Already have a contract from an agent's campaign? List it on FIND:HOME without building a new one; the documents are checked and the listing can go live.

2. Price and presentation

  • Set the price guide from evidence: what similar homes within a kilometre sold for in the last six months, not the number an agent said to get the listing.

    The calculator shows what an agent's commission on your price would actually cost.

  • Photos: twelve to twenty, daylight, every room once, tidy, the best one first. A floor plan if you can get one.

  • The words: the facts first (beds, baths, parking, land, aspect, strata levy), then what it is like to live there. Nothing you cannot back up.

3. Advertising

  • Where private sellers get seen: the NSW FSBO Facebook groups, your own feed, WhatsApp, a sign on the fence, and a private listing that buyers ask to view.

  • Describe the home, never who should buy it (families, young professionals, retirees).

4. Inspections

  • Fixed open times beat by-appointment: thirty minutes on Saturday, the same time each week, and one weeknight.

  • Have the contract available at every inspection, on paper or as a link; a buyer may ask for it.

    Booking, reminders and the contract link are handled from the listing.

  • Take every name and number. A person who inspected is a person to follow up within a day.

5. Offers and exchange

  • An offer is not a sale until contracts are exchanged. Every offer in writing, with the buyer's finance position and the settlement they want.

  • The buyer's solicitor reviews the contract and their questions come to yours.

    A FIND:HOME contract carries Wainwright Legal's standard special conditions, so the review is short.

  • Cooling-off: five business days on a private treaty sale unless the buyer waives it with a section 66W certificate; 0.25% of the price is forfeited if they withdraw. Your solicitor runs the exchange.

6. Settlement

  • Usually 42 days from exchange. Your solicitor and the buyer's settle through PEXA; keys change hands on the day.

  • Tell the council, the water authority, the strata manager and your lender; cancel the insurance the day after settlement, not before.
