Straight answers
What people say. What we say back.
- “No agent could ever tell me the difference in fees between selling with them and selling myself.”$99 today, then $1,990 at settlement, only if it sells through FIND:HOME. An agent on a $1,200,000 home is about $24,000.
- “Get on the coal face and deal with what people are like: bizarre expectations, unrealistic demands, the quagmire of actually selling.”Buyers book inspections on your calendar and write to one inbox. You choose who gets in.
- “Lots of lookers, not so many buyers. Many still need to sell their own home first.”The matchmaker ranks buyers by fit and by readiness, so you talk to the ones who can act.
- “You can't get on realestate.com.au or Domain without an agent.”The big portals only take agency listings. Your buyers are on Facebook, Instagram and Marketplace, and we market there for you.
- “So I pay for a contract and then I'm on my own?”The contract is step one of seven. Listing, marketing, buyers, inspections, offers, exchange and settlement all live here.

02
List for free
Photos, map, price guide, amenities. Public on the portal, or quiet and invitation-only when you want discretion.
03
Talk to buyers yourself
Buyers write to you through the listing. You reply, send them the contract from the conversation, and bring your solicitor in when it gets serious.
04
A solicitor behind you
Send the contract to Wainwright Legal at the FIND:HOME partner rate, or to your own. They review, edit and finalise inside the platform.
Why this exists
The big portals only let licensed agents list your home. We don't think you should need one.
Selling your own home has always been legal in NSW. What stood in the way was the paperwork and the shop window. We do the first and give you the second, for a fee instead of a percentage.
How it works

Registry documents are charged at cost plus a handling fee. Your solicitor's fee is separate.
An agent takes around 2% of your sale price: about $24,000 on a $1,200,000 home. The FIND:HOME settlement fee is written into the contract and paid from the proceeds, only if your home sells through us.
- Contract of Saleunwatermarked, solicitor-ready$99

Solicitor review is billed by the firm: your own at their rates, or Wainwright Legal at the FIND:HOME partner rate.
Example based on 2% commission on a $1,200,000 sale ($24,000). Commission is not regulated in NSW and your agent's rate will differ. Excludes marketing costs, which commonly run $3,000 to $12,000. FIND:HOME is not a licensed real estate agency and does not act for you in the sale.

Made in Sydney
Built by a seller, for sellers.
FIND:HOME started with one question: why does selling your own home cost a percentage of it? It is built in Sydney, for NSW law, with a Sydney law firm at the table.
Questions
Is it legal to sell without an agent?+
Yes. The contract is the standard NSW Contract for the Sale and Purchase of Land, populated from your answers and finalised by a solicitor before it goes to a buyer. The prescribed documents come from the NSW Land Registry and Sydney Water through InfoTrack.
Do I need a solicitor?+
A solicitor finalises the contract. Use your own, or send it to our partner firm Wainwright Legal from inside FIND:HOME with one click, at the partner rate.
What does it really cost?+
$99 today, then $1,990 at settlement, only if it sells through FIND:HOME. The prescribed documents are charged at what the registry charges plus handling, shown before you pay, with any saving refunded. Your solicitor's fee is separate. No sale, no settlement fee.
How is that different from an agent?+
An agent takes a percentage of your sale price, around $24,000 at 2% on a $1,200,000 home, for work you can now do yourself with the right tools. FIND:HOME charges two fixed amounts you see up front, $99 today and $1,990 at settlement only if it sells through FIND:HOME, and never a percentage.
How do buyers find my home?+
On the FIND:HOME portal, on the map, and through the link you share. Facebook and Instagram marketing is included, and buyers whose profile fits your home are matched to it and invited. Or quietly: invite specific people by email and nobody else can see it.
What does the November 2026 price rule mean for me?+
From November 2026 NSW agents must show a price or a price range on every advertisement for a home. A FIND:HOME listing has always shown one: a single figure, or a range no more than 10 per cent wide, never "offers over". The rules, in plain words, are at find-home.com.au/price-rules.
